Urban planning and housing access crisis: incidence of tourist-use housing on housing prices and its spatial dependence in the post-pandemic period in Spain

The relevance of tourism and the proliferation of tourist housing (VUT, in Spanish) in recent years in Spain, makes it necessary to study the impact that these generate in relation to the current crisis of access to housing or housing affordability crisis. National studies that take into account regional and municipal particularities are required to obtain a comprehensive view of the problem, in order to legislate and plan adequately the incidence of VUT in certain territories. Therefore, through a geospatial analysis based on the Moran I index and in relation to the evolution of rental housing prices, this research examines the spatial dependence of VUT in various Spanish provinces and cities in the post-pandemic period. The results of this key indicator highlight the existence of regions where its prevalence aggravates access to housing, affecting residents and implying, together with other factors, a potential risk of a new housing crisis. It shows the importance of integrating spatial analysis of VUT into urban planning to address the current situation, prevent future housing market instabilities and regulate for coexistence. This study emphasises the need for urban planning strategies that consider the spatial concentration of VUT, in addition to other tourism uses, in order to promote sustainable and equitable urban development in Spain.
