Abstract

In the Metropolitan Region of Barcelona and, in general, in major Spanish urban systems, demand and
housing supply differ significantly from the rest of the territory. In a context like the present, with large
uncertainties about the evolution of the housing markets, the article proposes to analyze the housing
system based on some of the demographic components that have closely conditioned the needs and
housing supply during the period 1996 -2007. Illustrating this with the Metropolitan Region of
Barcelona, the ultimate goal is to target prospectively major demographic trends that, according to
the author point of view, may determine the needs and housing supply in the coming years.
