From depopulated Spain to overcrowded Spain: trends and effects on the real estate market

The housing market in Spain exhibits a structural mismatch of an essentially territorial nature, resulting from the demographic and economic concentration in large urban areas and tourist enclaves, in contrast to the stagnation or decline of inland regions. Immigration, the reduction in average household size, and internal migration flows have increased pressure on prices in dynamic areas, while other territories accumulate vacant housing. This duality exacerbates territorial and social inequalities. In this context, public policies must be designed with a differentiated territorial approach, combining measures to strengthen supply in high-demand markets with strategies for revitalization in declining areas.
