A Geo-Econometric Methodology for Ascertaining Real Estate Values

Abstract

The paper proposes a methodology apt for the ascertaining housing prices from the city’s ground plan as
such. The methodology here proposed is said to combine elements drawn from Geo-Statistics (here
Krigaje´s method is mentioned) with Econometrics ( and here the Regression Method is referred to). Of
the marriage of both methods is born what the author chooses to here call Geo-Econometrics. One of
Kriglaje´s working modes known as Kriglaje’s Residual Iterative has here been adapted to establish the
evaluation of Urban property. By way of example, the paper offers an applying of this methodology to a
valuing of housing in the city of Granada.
