Real estate market and housing policy in Spain after the housing bubble bursting (2014-2025)

The housing market in Spain is at a critical juncture. The current situation is the result of the intense crisis that occurred after the bursting of the real estate bubble in 2007-08, which lasted until 2013, and the recovery occurred after this year, which has intensified since 2020. The previous housing market crisis led to a sharp concentration of the financial system and a prolonged reduction in the new housing supply. The subsequent recovery in demand is driven by significant population growth, supported by immigration. Household creation far exceeds new housing construction. The response to the current situation must come through increased supply, including a significant share of social housing truly affordable for low-income households.
