Method for the typomorphological classification of the residential stock: case study of Donostia-San Sebastián

This paper presents a new methodology for an accurate and systematic classification of the building stock on a municipal scale. The methods developed up to now considered building variables and obtained generic results that are not sufficiently detailed to obtain a classification that reflects the diversity of the residential stock at the municipal scale. The main contribution of this paper is the introduction of 2 urban variables (density–urban form and architectural typology) which, in addition to the variables of the building itself (year of construction and number of floors), provide a more precise classification that makes it possible to identify each building within its historical and urban context. A Geographic Information Systems (GIS) tool has been created for its implementation and open access software and data sources have been used. It has been tested in the case study of Donostia-San Sebastian but it is exportable to other contexts. The results show that the proposed methodology produces a singular and detailed classification of existing typomorphologies in the city of the building stock and provides in-depth knowledge of the reality necessary for decision making and definition of strategies and urban policies.
