Abstract

The social and economic implications of flex living, and specifically coliving, its impact on the real estate market and, in general, on the economy, require regulatory solutions for proper regulation. This article analyzes the integration of coliving into the Spanish legal system, comparing it with other alternative accommodation models such as tourist rental properties, student residences, and hotels. It references the different urban planning regulations in Spain that have regulated these accommodation models for the first time and the impact this has on existing urban uses, with the aim of providing a context in which regulatory decisions can be made to develop this model with guarantees and legal certainty.
