Como consecuencia de la pandemia del coronavirus Covid 19, el mercado de vivienda estuvo bastante menos activo en 2020 que en los años anteriores, destacando el descenso de ventas, viviendas iniciadas y precios de las viviendas en dicho ejercicio. En este trabajo se analiza la incidencia de dicha pandemia sobre la economía mundial, se describe la evolución reciente de la economía española, se analiza la evolución de los precios de la vivienda y de los alquileres en 2020-21, se recoge el comportamiento de la demanda de vivienda y de la financiación crediticia, se describe el comportamiento reciente de las viviendas iniciadas y de la construcción residencial, y , por último, se analiza la problemática de la política de vivienda más reciente.
