Land-price dynamics and access to land in La Plata District, Argentina

The urbanization processes of the last decades in La Plata district have been characterized by a strong differential valuation of land. This problem leads to the situation where urban areas are mostly defined by the different possibilities of access of the population to urban land, this being, the fundamental material basis for the reproduction of urban life. Faced to this scenario, the aim of this paper is to analyze the dynamics of land prices and the possibility of access to it, in a context of a diffuse urban growth process in La Plata throughout this last decade. As a result of this investigation, it has been recognized that the access to land in La Plata is mainly defined by the price of land, by the policies implemented –or the absence of them- to regulate the land market and by a market that adjudicates different segments of the city to the diverse social sectors.
