Exhaustion and Disruption of the Home-Building Sector in Spain: Brief Territorial Considerations

Abstract

The boom in construction and urban development in Spain from the mid-1990s was
followed by its collapse once the global financial crisis took hold (2007). This study presents the
main features and data from both contrasting processes, with a summary of the factors that explain
them. At the same time as the property stock was growing vigorously, there was notable disruption
of both its structure (composition) and use (purpose). The methodology used is based on selecting,
applying and analysing basic statistical indicators at the national and regional (autonomous
communities) level. A difficult, complex, panorama is presented for certain regions that have
maintained excessive specialisation in the building of housing. This therefore represents a major
project on a general economic scale, particularly acute in certain regions where as yet there are no
effective, realistic alternatives.
