Land Prices, Real Estate Activity and Access to Housing: A few Thoughts about the Case of Buenos Aires in the Wake of the 2001/2002 Crisis

The paper details how the Buenos Aires ground and real estate market is going through no less than four
paradoxical circumstances. We are told that although the supply of residential properties is on the increase,
the price of land and housing likewise goes on soaring, that the conditions for any access to land and property
are worsening, yet the demand for both increases, that while parts of the city still have vacant sites, the
construction boom is concentrated in those parts of the city where building ground is scarce and, fi nally that
although, the mean income of the population has declined by a third since 2002, the average prices of land
and housing have rocketed back to those registered before 2002. This working paper then tries to square
these contradictions with reality by analysing the Argentine’s macro-economy and the way the Buenos Aires
land and real estate market works.
