The Globalization of the Real Estate Market and its Impact on the Costa Blanca

Over recent years most of the Spanish Mediterranean coast has suffered from enormous urban growth, due
to the tourist and real estate sectors. Economic globalization has greatly affected real estate investment.
Housing sector growth in the Mediterranean tourist areas cannot be understood by only taking into account
Spanish investments as people from Britain, Germany and other Western European countries acquire
thousands of new built housing units there each year thus spurring on the area’s speculative dynamic the
more. Town planning legislation has been reformed in order to ease the work of developers.
The article analyses the evolution of one of the most important Spanish tourist territories: the Alicante
coast (Costa Blanca). This space has undergone dramatic demographic and economic growth, mainly based
upon the tourist and real state industries. From a socio-spatial point of view, the resulting territory is
severely segregated and the changes caused by this kind of urban development have affected deeply the
local population.
