This research aims to illustrate the implementation of the restructuring, the change of use and the constructive characteristics of some buildings of heliotherapy school colonies of the Fascist era on the Italian Tyrrhenian coast. The historical, social and political reality experienced in Italy from the appearance of the summer camps to the present day undoubtedly conditions the analysis of two of these buildings: the former Olivetti and the Regina Elena. The former is currently undergoing a phase of restructuring and change of use to hotel and luxury hotel housing (built in a secondary body where there were buildings that were demolished years ago), and the latter, Regina Elena, was modified for private housing and hotel use in the first years of the new millennium.
